A Caixa Econômica Federal vai implementar mudanças nas regras de financiamento de imóveis a partir de 1º de novembro, exigindo uma entrada maior e limitando a cota financiada. Essas novas diretrizes vão impactar principalmente os financiamentos do Sistema Brasileiro de Poupança e Empréstimo (SBPE), que utiliza recursos da poupança para concessão de crédito habitacional.
Para quem optar pelo sistema de amortização constante (SAC), no qual as prestações diminuem ao longo do tempo, o valor da entrada subirá de 20% para 30% do imóvel. Já no sistema Price, com parcelas fixas, a entrada mínima passará de 30% para 50%. Além disso, a Caixa só concederá crédito para quem não possui outro financiamento habitacional ativo no banco.
O limite de avaliação dos imóveis financiados pelo SBPE será de até R$ 1,5 milhão em todas as modalidades, o que já era uma regra para o Sistema Financeiro da Habitação (SFH). Atualmente, o Sistema Financeiro Imobiliário (SFI), que financia imóveis com valor acima desse teto, não possui limites, mas a mudança restringirá as opções para quem busca crédito por meio do SBPE.
Em nota oficial, a Caixa explicou que as mudanças são necessárias porque o volume de crédito habitacional concedido pelo banco em 2024 já ultrapassou o orçamento previsto. “A Caixa estuda constantemente medidas que visam ampliar o atendimento da demanda excedente de financiamentos habitacionais… com o objetivo de buscar novas soluções que permitam expansão do crédito imobiliário no país”, afirmou a instituição.
